Should you repair, patch or replace your roof?

As the weather turns warmer and you start spending more time sprucing up the outside of your home, you might notice signs of damage on your roof. If you’re like most homeowners, the question of whether to repair or patch the damage in question or to replace the entire roof is foremost in your mine. There are pros and cons to each approach.   1. Time. How serious is the damage? If it’s just a few missing shingles, you can wait for an estimate for a roofing replacement versus repair. However, if your roof is leaking into your home, you’ll need to repair the cause of the leak as soon as possible.
  2. Area. How much of your roof is damaged? If its only one or two small areas, repair would probably be your best bet. But if the damage covers more than a quarter of your roof, it’s probably a better idea to go ahead and schedule a full replacement.
  3. Curb appeal. Is it important to you that your roof have a uniform look, or are you planning to put your home on the market soon? If so, replacing your roof will most likely be more pleasing to the eye than patching. But if you’re not moving and you don’t mind shingles that aren’t all the same color, repair might be a less expensive option.
  4. Age. If your roof is less than 12 years old, a repair might save you money and extend the life of your roof. But if your roof has a 20-year warranty and you’re going on year 18, it’s probably better to just replace it.
  5. Support structures. If it’s just a few shingles, a patch job would make sense. However, if your roof supports show signs of significant water damage, you won’t be able to fix that without replacing your roof.
  6. Gutters. Are your gutters in good shape? If so, patch and repair might work. If your gutters will need replacing soon, it’s easiest to have them installed at the same time as your roof.
  7. Cost. What is the cost difference between repair and replacement? If it’s less than a 25% difference, it’s probably a better value to replace the entire roof.
