Protect Your Commercial Property with a Drainage System Inspection

If you own a commercial building, you probably spend a lot of time thinking about curb appeal—but how much time have you spent up on the roof?  Inspecting the interlocking parts that protect your property from the damaging effects of water is a vital step toward ensuring your business is ready for winter.  It can also save you thousands of dollars and weeks’ worth of lost production if you can catch a small problem before it causes major damage.

Fall is the perfect time to get on your roof and take inventory of your gutters and downspouts.  The weather is still nice, you can evaluate any damage from summer storms and prepare for brutal winters.  When you’re ready to conduct a drainage system inspection, here are a few things that should have your full attention:

  • Remove any loose objects and accumulated debris from the roof that might find its way into the drainage system
  • Remove any shingle debris and granules from the gutters, as they can alter the slope of the gutter if they accumulate and block the flow of the water as it drains
  • Check for signs of long-term standing water in gutters, and problem-solve to correct any blockages that are causing the condition. If you can’t find any blockages, standing water might be a sign the gutter is not properly sloped to the downspout
  • Keep trees trimmed and away from the roof. This not only prevents branches from rubbing against the roof and causing damage, but also keeps leaves from accumulating and blocking gutters and drains
  • Check all gutters and downspouts for leaks and to ensure that they are properly secured, especially if your property has sustained strong winds
  • Make sure that your downspouts funnel water away from the building and don’t leave water pooling around the perimeter

Drainage systems are designed to help water flow away from your building during a heavy spring rain and divert melting snow in the winter, reducing the risk of water backing up onto the roof.  Taking the time to fully inspect your roof before the winter months will help you detect and repair small problems so they don’t lead to major damage.
