How Can You Tell if You Need A New Roof?

It’s springtime, and we’ve heard stories of roofing companies driving around neighborhoods, putting flyers on doors and trying to convince homeowners that they are putting your home and family in jeopardy if they don’t replace their roof right this second. Before panic sets in, the professionals at RSG construction have put together a common-sense list of what to consider for if you think you might need a new roof.

  1. Age. The lifespan of a roof is usually around 20-25 years. If your roof hasn’t been replaced since the Backstreet Boys were on the radio, it might be time for a replacement.
  2. Curb appeal. Stand in the street in front of your home and spend some time really looking at the appearance of your roof. Better yet, have an objective friend or family member look with you. If you see large areas of disrepair, lots of dark “streaking” on your shingles or worn areas around chimneys and vents, it’s time to call a professional.
  3. Shingles. While you’re taking a visual assessment of your roof, note the condition of your shingles. If many of them appear wet, curled, broken or are missing completely, it might be more cost-effective to just replace all of them at once.
  4. Sandy surfaces. When shingles begin to break down, they break into tiny pieces that look like dark sand. If you see these dark granules in your gutters, yard, bushes and porch, it’s time to take a closer look at your roof.
  5. Deck. We’re not talking about where you grill your hotdogs. We’re talking about your roof deck, which consists of the support beams that hold up your shingles and roof. If these beams are sagging, or show signs of moisture like bubbling paint, it’s a good sign you’ll need to replace your shingles and your deck.
  6. Leaks. And not just the kind created by water. If you can see light coming through your attic from the outside, it might be time to get your roof replaced.
  7. Bills. Take a look at your energy bills over the past few years. If your roof isn’t as air-tight as it used to be, you might see an increase that has nothing to do with the price of energy—your money might literally be vanishing into thin air.
