5 Types of Roofing Materials Commonly Used on Homes in Kansas City

July 18, 2016

Homes in Kansas City can be exposed to various extreme weather conditions including heat, cold, wind, rain, and hail. Understanding the characteristics of different types of roofing materials can help you to properly care for your existing roof. It can also help you to better understand your options if you’re planning to put a new roof on your home. Here are the five types of roofing materials that are commonly used on homes in Kansas City.

Asphalt Shingles

Asphalt shingles are the most common roofing material used in the United States. These shingles are lightweight and easy to install. They are also one of the cheapest roofing materials available, with prices starting at around $70 per square foot.  Asphalt shingles come in many colors and work with almost any home style. The main downside to asphalt shingles is their lifespan. Asphalt shingle roofs are only expected to last about 20 years, even when they are properly maintained.

Wood Shingles and Shake

Wood shingles and wood shakes have been used as roofing material for hundreds of years.  Many homeowners love the natural look of the wood shingles on their homes. Unfortunately, these shingles can pose a danger in fire-prone areas and they can be easily damaged by excessive water. Wood shingle and wood shake roofs require careful maintenance and can be expected to last around 25 years. Costs for this roof type start at around $100 per square foot.

Metal Roofing

Metal roofing isn’t as common as asphalt or wood shingle roofing. However, metal roofing is much more durable and longer-lasting than either of those two materials. Metal roofing costs more than many other roofing options, with prices up to $800 per square foot, though with its durability, a metal roof can last up to 75 years. Metal roofing offers better solar reflectance than other options and is recyclable.

Clay and Concrete Tiles

Clay and concrete tiles are more common on homes in the Southwest United States, but they also work on homes that have a Mission or Spanish-style and are well-suited to most any climate, because they are extremely durable. Unfortunately, they are also quite expensive and usually require additional framing due to the added weight of the tiles. The cost for clay or concrete tiles starts at around $350 per square foot. When properly maintained, a roof with concrete or clay tiles can be expected to last at least 40 years.

Slate

Slate tiles give homes a very elegant look, so they are a popular choice for luxury homes. A properly installed slate roof should be expected to last more than 50 years and can even last more than 100 years with proper maintenance. Slate tiles are very heavy and very expensive, with prices starting at $600 per square foot. Slate tiles require the roof to be reinforced to handle the weight of the stone. Slate tiles can also be recycled when they are removed.
