Unfortunately, they are also quite expensive and usually require additional framing due to the added weight of the tiles. The cost for clay or concrete tiles starts at around $350 per square foot. When properly maintained, a roof with concrete or clay tiles can be expected to last at least 40 years.

Slate

Slate tiles give homes a very elegant look, so they are a popular choice for luxury homes. A properly installed slate roof should be expected to last more than 50 years and can even last more than 100 years with proper maintenance. Slate tiles are very heavy and very expensive, with prices starting at $600 per square foot. Slate tiles require the roof to be reinforced to handle the weight of the stone. Slate tiles can also be recycled when they are removed.
