Replacing your roof is no small undertaking. It is a loud, messy, expensive project. Here are 5 things you should consider before deciding to replace your roof.

#1 – Repair or Replacement

Does your roof really need to be replaced, or will a few small repairs suffice? Replacing an entire roof due to a small water leak may be an unnecessary expense. If you are having problems with your roof, be sure to get at least two expert opinions on the cause of the problem before committing to a complete roof replacement.

#2 – Materials

It’s possible you are experiencing problems with your current roof because the materials used were subpar or weren’t a good choice for the weather where you live. Be sure to do your research on roofing materials suitable for your climate and insist on quality materials when installing a new roof.

#3 – Insurance

Was your roof damaged by a storm or other occurrence that might be covered by your insurance? If so, be sure and check with your insurance agent before proceeding with any work. Your insurance company will want to inspect the damage before paying any claims. If they don’t get to check the roof before it’s replaced, you may be left holding the bill for the repairs.

#4 – Contractors

A new roof is an investment that you should expect to last for a very long time. In general, a roof is expected to last about 20 years. You want to be sure to choose a roofing contractor that is trustworthy and has a solid reputation in the area. Ask friends and neighbors for referrals and check with the Better Business Bureau about any complaints. Having a well-respected company complete the work may not be the cheapest option, but it will definitely save you time and money in the long run.

#5 – Warranty

If you need a new roof, you should first try to determine the age of your existing roof and if there is a warranty in place. If you are having problems, an existing warranty can save you money on the repairs. If your current roof isn’t under warranty, you need to get clear information on what kind of warranty is provided on the new roof, in case you have problems in the future.
